Toto Home Additions & ADU: The Long Beach Owner’s Guide
If you’re planning a home addition or ADU in Long Beach and want Toto fixtures in it, you’re looking at $45,000 to $130,000 for the addition itself, with Toto products typically adding $2,000 to $8,000 depending on which fixtures you spec. We stock and install Toto-compatible components for additions and ADUs across Long Beach, and we can usually get your project priced within a few days of a site visit. Most homeowners discover they need help at the exact moment they realize their existing plumbing, rough-in, or framing won’t accommodate the Toto specs they already bought.
The situation usually looks like this: you’ve got a Toto toilet or washlet sitting in the garage, the wall framing is up, and now the plumber’s telling you the rough-in doesn’t line up with what Toto requires. That’s not a reason to return the fixture. It’s a reason to call someone who’s done this before.
Which Toto Models This Applies To

Across Long Beach additions and ADUs, we see Toto Drake, Ultramax, Nexus, and Aquia lines most often, plus the Washlet bidet seats that pair with them. The compatibility issue isn’t usually the toilet itself. It’s the rough-in distance, the water supply location, and the flange height relative to finished floor. Toto toilets typically require a 12-inch rough-in, but several Aquia and wall-hung models demand a 10-inch or even a custom carrier setup. If you bought the fixture before the framing went up, you need to verify that measurement before drywall closes.
Here’s the part most people miss: Toto uses a proprietary flush tower in many of their gravity models, not a standard flapper. That means your plumber can’t just grab whatever replacement parts are on the truck at Home Depot. OEM Toto parts cost more but fit exactly and last longer. Aftermarket equivalents exist for things like fill valves and flappers on older Drake models, but for flush towers, gaskets, and Washlet electronics, we recommend staying with genuine Toto. Sawyer Remodel Long Beach is an independent contractor and not affiliated with Toto, but we’ve installed enough of their products in Long Beach ADUs to know what works and what doesn’t.
Check the model number stamped inside the tank or on the underside of the lid. That number is the only reliable way to match parts. Toto changes internal components across production years, so a Drake from 2015 and a Drake from 2023 may not accept the same fill valve.

Signs Your Toto Home Additions & ADU Is Failing
- Slow refill after flushing. The fill valve is clogged with sediment, common in Long Beach where hard water leaves mineral buildup faster than you’d expect. The valve restricts flow and the tank takes minutes instead of seconds to refill.
- Constant running or ghost flushing. The flush tower gasket isn’t sealing. Water leaks from tank to bowl, and every drop that escapes triggers the fill valve to top off the tank. Your water bill will tell you before your eyes do.
- Washlet seat not heating or spraying weakly. Toto Washlet units have a lifespan-limiting plastic gear in the spray wand motor. Once that gear strips, the wand still moves but can’t maintain pressure. This one usually fails around year five to seven in Long Beach homes.
- Bowl sweating or water at the base. If you see water pooling where porcelain meets floor, the wax ring or Toto’s recommended black rubber seal has failed. In a new ADU, this often happens quickly because the flange was set too low relative to the tile or LVP floor.
- Rocking or movement when you sit. The toilet wasn’t shimmed properly during installation, or the floor settled. Long Beach’s expansive clay soil shifts with moisture, and a slab that moves even a quarter inch will loosen a toilet over time.

AfterReplacement Cost & What’s Included

For Toto-specific work within a Long Beach home addition or ADU, here’s what you’re looking at:
- Full Toto package for a new ADU bathroom: $2,000 to $8,000 depending on whether you’re doing a basic Drake with standard seat or a high-end Nexus with a Washlet and wall-hung carrier.
- Fixture-only swap during construction: $300 to $1,200 including labor, flange adjustment, and new supply lines if the rough-in is already correct.
- Flush tower or fill valve replacement in an existing Toto: $150 to $400 parts and labor.
- Washlet replacement unit: $800 to $2,500 installed for a new bidet seat, with Toto’s higher-end models at the top of that range.
The price spreads because rough-in corrections, flange resets, and electrical work for Washlets all vary. We write the price before any work starts, which means you know what the Toto portion costs separately from framing, drywall, and finishes. That’s the Relay Visibility Guarantee at work: a written price, live arrival timing, and photo updates before and after every phase. If the install isn’t right, the 365-Day Done Right Promise means we come back and fix it. No charge, no argument.
DIY or Call Us?
If you’re comfortable checking your rough-in measurement before the walls close, do it. Measure from the studs behind the toilet to the center of the drain pipe. That 12 inches is the number that decides whether your Toto fits or not. You can also check your water line location: Toto wants the supply stub 6 to 8 inches left of center, 6 to 9 inches off the floor. If you have those numbers correct, the install itself is straightforward for a licensed plumber.
Where DIY goes sideways is when the flange height is wrong, the slab has cracks, or you’re dealing with a Washlet that needs a dedicated electrical circuit. Water damage from a badly sealed toilet in a new ADU will cost more than the plumber would have. And figuring that out after inspection is the long way around. Call (562) 512-6480 and we’ll get your Toto working with the rough-in you’ve already built.
FAQs

A Toto toilet body itself lasts 20 to 30 years with normal use. The internal parts, fill valve, flush tower gasket, and washlet components, last 5 to 10 years depending on your water hardness. Long Beach municipal water is moderately hard, which shortens the life of rubber gaskets and fill valves compared to cities with softer water. If your Toto is over 8 years old and you’re in a new ADU, budget for a parts refresh. Call (562) 512-6480 to have us take a look.
Sometimes. If the flush tower itself is intact and only the gasket is worn, a new gasket fixes it for under $50 in parts. If the tower is cracked or the cable mechanism is broken, replacement is the honest answer. We’ll tell you which one you’re dealing with before we touch a tool.
A straightforward Toto swap with correct rough-in takes 2 to 4 hours including removal, new seal, setting the toilet, and testing for leaks. If the flange needs raising or the shutoff valve needs replacing, add another 1 to 2 hours. We schedule this as a half-day job so nobody’s rushing.
We keep common Toto fill valves, flush tower gaskets, and supply lines on the truck for the models most common in Long Beach ADUs. Specialty items like Washlet wands or specific flanges come from our supplier, which typically arrives in 1 to 3 business days. If we don’t have it, we’ll tell you when it lands before we schedule the install. Call (562) 512-6480 for a free estimate on any Toto work in your Long Beach addition or ADU.
