CWS Windows & Doors: The Long Beach Owner’s Guide

If you have a CWS window or door that’s sticking, leaking, fogged between the glass, or simply won’t lock, we can match the part, source it, and install it. Most CWS window and door repairs in Long Beach run between $250 and $1,800 installed, depending on whether it’s a balance, a roller assembly, a lock set, or a full sash replacement. The way most homeowners discover a failed part is gradual: a window gets harder to open each month, a door starts catching on the track, or condensation shows up inside the glass and never clears. By the time you’re searching for a fix, the part has usually been wearing down for a year or more.

Sawyer Remodel Long Beach is an independent service provider, not a CWS dealer or affiliate. We work on CWS products every month because they’re common in homes across Long Beach, from Naples Island condos to 1950s ranches in Los Altos. Luca Romano, our owner, has been matching window and door hardware since his days hauling lumber and cutting frames across LA County. The work tells you everything. The rest is just talking.

Which CWS Models This Applies To

A dining nook with a built-in banquette

CWS (California Window & Door, and the earlier CWS Building Supply lines) shows up in several configurations across Long Beach: aluminum sliders from the 1980s and 1990s, vinyl single-hungs and casements from the 2000s onward, and a fair number of multi-slide patio doors in mid-century homes near El Dorado Park. The critical compatibility gotcha: CWS used at least three different balance shoe designs across their vinyl single-hung lines, and they are not interchangeable. A 3/8-inch spiral balance from a 1994 unit will not fit a 2006 frame, even if both windows look identical from the outside.

To identify your part, look for a small foil label on the top or side of the sash, or an engraving on the spacer between the glass panes. If the label is missing (very common after 20 years of Long Beach sun), we measure the sash thickness, the balance channel width, and the roller wheel diameter. For CWS doors, the roller housing style tells us the series: the older models used a single adjustable steel wheel, while newer ones moved to a tandem nylon roller. For replacement glass, CWS used double-strength glass with a 7/16-inch overall insulated unit thickness on most vinyl lines, which is thinner than some competing brands. That number matters when ordering a sealed unit.

OEM CWS parts are still obtainable for many models, but lead times can stretch to three or four weeks. Quality aftermarket equivalents from companies like Strybuc and All About Doors often ship in days and match or exceed the original spec. We’ll tell you which route makes sense for your unit and your budget, and we’ll put the price in writing before anything is ordered.

Signs Your CWS Windows & Doors Are Failing

  • Window won’t stay open or drops when released. This is almost always a failed balance system. The spring or block-and-tackle mechanism inside the side channel loses tension over time, especially in Long Beach’s salt air, which accelerates corrosion on steel parts. Replacing the balance is a straightforward fix for us.
  • Fog or condensation trapped between the glass panes. The insulated glass unit seal has failed. Once the desiccant inside the spacer is saturated, nothing clears the fog. The fix is a new sealed unit cut to the exact CWS dimensions, not a surface cleaning.
  • Sliding door grinds, jumps the track, or takes two hands to move. The roller assemblies have flattened or seized. CWS door panels are heavier than most people expect, and a failed roller forces the panel to drag on the track, which wears the track itself. Catch this early and you avoid replacing the track.
  • Lock won’t engage or the handle spins without catching. CWS multi-point locks on patio doors and casement windows have internal gear mechanisms that strip after years of use. A replacement lock body is usually less expensive than people assume, and it restores the door’s security function immediately.
  • Drafts around the sash or visible daylight at the corners. The weatherstripping on CWS units is a compression-fit vinyl bulb that hardens and flattens with age. On west-facing Long Beach windows, UV exposure cuts the lifespan roughly in half compared to shaded units. New weatherstripping is the cheapest fix we do.

Replacement Cost & What’s Included

A home office with a built-in desk and shelves

For CWS-specific repairs in Long Beach, here’s what we typically see:

  • Balance or spiral replacement: $120 – $350 per window, including the part and labor.
  • Roller assembly replacement on a sliding door: $180 – $500 per door, depending on single or tandem roller and access.
  • Lock set or multi-point lock replacement: $150 – $450, including the new hardware.
  • Insulated glass unit replacement: $300 – $900 per sash, depending on glass type, low-E coating, and whether it’s tempered (required near doors and in some Long Beach code situations).
  • Full window replacement with a CWS-compatible unit: falls within our $4,500 – $15,000 window replacement range for a typical Long Beach home.

The range depends on the part type, the age of the frame (older frames often need extra prep work), and whether we’re installing OEM or a spec-matched aftermarket part. You get a written line-item price before we order anything, and every repair carries our 365-Day Done Right Promise: if the part fails or the fix isn’t right within a year, we make it right at no charge. A failed window balance is annoying. A failed window balance we already fixed? That’s on us.

DIY or Call Us?

Some things you can safely do yourself: inspect the track for debris, check the weep holes for blockage, and note exactly when the problem started. Cleaning the track and clearing the weep holes fixes a surprising number of sliding door complaints without touching a single part.

What you should not DIY: anything involving the balance system, the spiral tension rods inside a vinyl window jamb, or a multi-point lock. These assemblies are under spring tension. A spiral balance that releases while you’re prying on it can take a finger off, and a CWS door panel can weigh 80 pounds or more. Removing one without the right lifting technique is how people end up with cracked glass and crushed toes. We carry most common CWS-compatible balances, rollers, and lock sets on the truck when we come to Long Beach jobs, so the fix usually happens in one visit. Call (562) 512-6480 and we’ll talk through what you’re seeing before we schedule anything.
