Mr-Glass Windows & Doors: The Long Beach Owner’s Guide
If you have a Mr-Glass window or door with a failed part in Long Beach, we stock the common replacement hardware and install it for $120 – $480 per window or door, depending on what failed. Most owners call us after a door won’t latch, a window won’t stay up, or a sliding panel starts grinding on its track. You’ll know it when you feel it: the part resists, then slips, then stops working altogether.
We’re Sawyer Remodel Long Beach, an independent service provider. We’re not affiliated with Mr-Glass, but we’ve worked on enough of their units across Long Beach to know which parts fail, which ones interchange, and which ones you shouldn’t try to swap yourself.
Which Mr-Glass Models This Applies To

Mr-Glass windows and doors came in a few distinct lines over the years, and the hardware isn’t universal. The older aluminum-frame sliders and single-hungs use a narrower roller assembly and a friction-fit latch that later vinyl-series units don’t accept. If you’re not sure what you have, look for a small etched label on the interior frame near the corner, usually a three or four-digit series number. No label? Measure the roller housing width: 3/4-inch rollers are the old aluminum line; 1-inch rollers are the vinyl series.
For most Long Beach homes near Naples or Belmont Heights, the vinyl-series units are what we see. The good news: OEM Mr-Glass parts are increasingly hard to source, but quality aftermarket equivalents from Prime-Line and W.R. Meadows fit most models without modification. We keep the common ones on the truck: rollers, latches, balance assemblies, and weatherstripping. If your unit needs a proprietary hinge or a custom glass pack, we order it and usually have it in hand within three to five days.

Signs Your Mr-Glass Windows & Doors Is Failing
- The door drags or sticks when you slide it. This is almost always a worn roller. The nylon wheel flattens on one side, the bearing seizes, and the door starts riding on the metal housing instead of the wheel. Left alone, it gouges the track.
- The window won’t stay open. The balance assembly, the coiled or spiral spring inside the side channels, has lost tension. It’s not the glass. It’s not the frame. It’s a $40 – $90 part doing all the lifting.
- The latch doesn’t catch or the door pops open. Coastal air in Long Beach corrodes the cheap zinc latch bodies until the tongue no longer lines up with the strike plate. It feels like a security problem because it is one.
- You hear grinding or feel a rough spot mid-track. Sand and salt grit from the beach work into the roller bearings. Same issue we see on sliding doors in Alamitos Beach and the Peninsula: the bearing cage fails, not the wheel itself.
- Drafts or visible daylight at the frame edge. Weatherstripping and pile seals compress after five to eight years of sun exposure. The frame hasn’t moved; the seal gave up.

DIY or Call Us?
You can safely check a few things yourself: is the track obstructed, is the latch misaligned by a visible gap, is the weatherstripping visibly chewed up? If any of those look off, a cleaning and minor adjustment might buy you time. What you shouldn’t do is tear into a window balance assembly. The spring inside holds enough tension to take a finger off if it unwinds while the housing is open. We’ve seen the aftermath. It’s not worth the ER visit to save $150.
If the window won’t stay up or the door won’t roll, call us at (562) 512-6480. We’ll look at it, quote it, and fix it while we’re there in most cases.
FAQs

In Long Beach’s salt air, expect five to eight years from rollers and balances before wear is noticeable. Units facing the ocean in Belmont Shore or the Peninsula tend to fail on the shorter end; inland units near Los Altos or Bixby Knolls can go a decade. Coastal corrosion is the biggest variable.
Sometimes. A sticky roller can often be cleaned and re-lubricated if the bearing hasn’t seized, but a flat-spotted wheel needs replacement. Same with latches: if the zinc body is intact we can realign it; if it’s cracked or corroded, replacement is the honest fix. Call (562) 512-6480 and we’ll tell you which one you’re dealing with.
Most single-unit repairs take 45 minutes to an hour and a half on site. A full slider overhaul with track work may take two hours. We stock the common Mr-Glass-compatible rollers, balances, and latches on the truck, so we’re usually done in one visit.
We stock quality aftermarket parts that match Mr-Glass specs, and we’ll order OEM when a unit genuinely requires it. Most owners don’t need to pay OEM prices for a part the aftermarket solved years ago. For certain custom hinge or glass pack situations, OEM is the only route and we’ll give you that cost upfront.
