Boral Bathroom Remodeling: The Long Beach Owner’s Guide

If you’ve got a Boral bathroom product that’s failing, the typical full remodel in Long Beach runs between $9,000 and $28,000, and we can usually get your project scheduled within two weeks depending on material lead times. The most common Boral-related bathroom failures we see are cracked shower pans, delaminating wall panels, and failed sealant around the base of Boral tubs and surrounds. Homeowners usually discover the problem the hard way: a water stain on the ceiling below, a soft spot in the subfloor near the tub, or mold creeping along the edge where the Boral panel meets the floor. That’s when you call someone who actually knows Boral product lines and can tell you whether it’s a repair or a full replacement.

We’re Sawyer Remodel Long Beach, and we’ve been doing bathroom work across Long Beach since 2005. We’re an independent contractor, not affiliated with Boral, but we stock and install Boral-compatible bathroom materials regularly. Luca Romano, our owner, learned framing and finish work at Los Angeles Trade-Technical College and has spent nearly two decades on job sites from Belmont Shore to Bixby Knolls, so when he says a Boral panel is shot, it’s because he’s pulled enough of them apart to know.

Which Boral Models This Applies To

Boral bathroom products fall into a few distinct lines, and the compatibility details matter more than most homeowners expect. The Boral Bathroom Wall Panel system, the Boral Freestanding Bath Collection (including the popular Boral Etta and Boral Nara tubs), and the Boral Shower Base series each have their own installation specs, drain rough-in dimensions, and required waterproofing details. A panel from the Boral SlimLine series won’t interchange with a Boral Classic panel without modifying the substrate, and the tub models have different waste assembly offsets that catch DIYers off guard.

To identify what you have, look for the Boral label etched or printed on the underside of the tub rim, the back of a wall panel, or the underside of the shower base. You’ll see a model number and a manufacture date code. The date code matters: pre-2018 Boral panels used a slightly different edge profile than current production, and if you’re trying to match a single failed panel on an older install, you may need a custom milled transition strip. For most Long Beach homeowners, the practical decision comes down to this: if the Boral product failed once, installing a replacement from the same line is fine, but if you’re already opening walls, a full remodel with upgraded waterproofing is often a better use of money. We’ll tell you which one makes sense for your specific situation when we see it.

Signs Your Boral Bathroom Remodeling Is Failing

  • Water staining on the ceiling or wall below the bathroom. This almost always means the Boral shower base or tub flanges have a seal failure. The rubber gasket or silicone bead that was supposed to keep water out has shrunk or split, and water is now traveling along the subfloor.
  • Soft spots or flexing in the floor around the tub or shower. Boral shower bases need a fully supported mortar bed or rigid foam substrate underneath. If the original installer skipped that step, the base flexes, hairline cracks form, and the subfloor starts rotting from the top down.
  • Mold or mildew that keeps coming back along the panel seams. Boral wall panels are designed to be joined with a specific sealant and expansion gap. When the gap is too tight or the wrong sealant was used, water gets trapped behind the panel and feeds mold growth that cleaning products can’t reach.
  • Cracks in the Boral shower base or tub surface. In Long Beach’s coastal temperature swings, acrylic and composite materials expand and contract. A base that wasn’t properly bedded will crack along the stress points, usually near the drain opening or at the transition from the tub floor to the wall.
  • Drain leaks that stay wet around the Boral waste assembly. The compression gaskets under Boral tubs and shower bases degrade over time, especially with the hard water common in Long Beach. You’ll see a slow drip or a damp spot under the access panel that never dries out.

Replacement Cost & What’s Included

A remodeled hall bathroom with patterned floor tile and painted walls

A full Boral bathroom remodel in Long Beach typically runs $9,000 to $28,000. The spread depends mostly on the size of the bathroom, whether you’re doing a tub, a walk-in shower, or both, and whether you want to upgrade the Boral panels to tile and glass. A basic Boral-for-Boral swap, where we tear out the failed Boral components and install new ones, usually lands around $9,000 to $14,000 for a standard 5×8 bathroom. A bigger job with a walk-in shower, new vanity, new fixtures, and upgraded waterproofing can push toward $28,000.

Every quote we write is a line-item price before we start. You’ll see the Boral materials, the waterproofing system, the labor, the permit fees if your Long Beach project needs one, and the haul-away costs. The number on the invoice is the number you approved. No change orders because we “discovered” something after demo started. We knew what was behind those walls before we opened them, and if we didn’t, we’d have told you that in the quote.

DIY or Call Us?

The honest split is this: you can safely inspect the accessible parts of your Boral bathroom. Check under the tub access panel for standing water. Feel the floor around the shower base for soft spots. Look at the caulk lines for gaps or discoloration. That’s information that helps you decide whether you even need to call.

What you shouldn’t do is start removing Boral panels yourself. Once you open a wall in a Long Beach bathroom, especially in older homes near Naples or the Craftsman bungalows around Rose Park, you’re likely to find surprises behind the substrate: old lead paint, knob-and-tube wiring, questionable plumbing, or framing that needs rework. If the failed Boral product is a tub or shower base, the removal involves cutting through the subfloor and messing with the drain assembly. Get that wrong and you’re not fixing a bathroom anymore, you’re fixing water damage on the ceiling below. Call us at (562) 512-6480 with what you’ve found. We’ll tell you straight whether it’s a repair or a remodel, and what it’ll cost.
